Guideline

Sacramento County ADU Guidelines

At BELZ, we stay up to date with the latest California ADU regulations to ensure a seamless building experience for you. In accordance with Sacramento's guidelines, here are the essential details you should know about ADU construction and the application process in the area:

Approval Process
  • The City of Sacramento requires planning approval or approval for concurrent review before submitting a building permit application. This process is designed to streamline ADU projects and ensure efficiency.
Number of ADUs
  • In Sacramento, homeowners can build up to two ADUs per lot, either attached or detached, as long as there is an existing or proposed primary residence. Detached ADUs cannot exceed 1,200 ft² in total area.
Size Regulations
  • Detached ADUs are permitted to be as large as 1,200 ft².
  • Attached ADUs are limited to 50% of the primary residence’s size or 850 ft², whichever is greater. For two or more bedrooms, the maximum size increases to 1,000 ft².
Building Code Compliance
  • All ADUs must comply with the California Building Code, including requirements for electrical, plumbing, mechanical, and energy systems.
Electronic Plan Submission
  • ADU plans can be submitted electronically, making the review process more convenient.
Impact Fees
  • Impact fees are waived for ADUs smaller than 750 ft².
  • Impact fees apply to ADUs that are 750 ft² or larger.
Fire Sprinkler Requirements
  • Certain conditions may exempt ADUs from fire sprinkler requirements, such as when the main residence is not sprinklered and the ADU falls within specific size limits.
Water Service
  • The City’s Department of Utilities generally requires one water service connection per lot, which also applies to ADUs.
Photovoltaic (PV) Solar Requirements
  • Depending on the California Energy Code, your ADU may need to include photovoltaic (PV) panels. It is advised to consult with an energy professional and SMUD for detailed requirements.
Building Permit Fees
  • The Building Division can provide a detailed fee estimate, considering the size of your ADU (under or over 750 ft²).
School District Impact Fees
  • ADUs are subject to school district impact fees. For detailed information, contact your local school district.
